IRR Calculator

Enter a dated series of cash flows and this tool solves for the internal rate of return (IRR), the annualized rate that makes the net present value of those cash flows zero. The result includes cash-flow timing and convergence details.

DateLabel (optional)Amount ($)

Sign convention: enter outflows (money paid out, such as an initial investment) as negative amounts, and inflows (money received) as positive amounts. Add at least two rows, including at least one negative and one positive amount. Time for each cash flow is measured from the earliest date you enter (Actual/365 day count).

How to calculate IRR from dated cash flows

Start with one row per dated payment or receipt. Enter the fields shown in the table, then review the timing table and convergence report with the calculated rate. The page can also show why a single IRR is unavailable.

Enter rows for an IRR calculation

Use one row for each payment, receipt, contribution, or withdrawal. Enter money paid out in Amount ($) as a negative number and money received as a positive number. A label identifies the row in the result.

  1. Enter a valid Date and numeric Amount ($) in each used row.
  2. Add Label (optional) when a cash flow needs a name.
  3. Select Add cash flow to add another row, or Remove row to delete one.
  4. Select Calculate IRR after adding at least two cash flows, with one negative and one positive amount.

Three blank rows appear at the start, and fully empty rows are skipped. A row with only a Date or only an Amount ($) produces a validation message.

Amount ($): -10000  -> Outflow
Amount ($): 4000    -> Inflow

What Actual/365 changes in dated cash-flow IRR

The earliest entered Date becomes day zero. For each later Date, the calculator finds the actual elapsed days and divides that number by 365 to get Time (years, Actual/365). The Cash-flow table shows Date, Label, Amount (sign convention), Days from t=0, and the time value.

When the result is unique, the page shows IRR (annualized, Actual/365), NPV at IRR (residual), and Recorded iterations. The Convergence report lists the method, candidate rate, and NPV at candidate rate for each recorded iteration. The solver records up to 100 iterations and can state that its tolerance was not reached.

Why IRR has no solution or multiple results

An all-positive or all-negative series cannot produce an IRR here. The calculator searches for NPV sign changes between -99.99% and 10,000%, using 4,000 sampled intervals. If it finds no bracket, the result says IRR has no solution. A root outside that range or between samples is not detected.

More than one distinct bracket produces a multiple result with candidate rates, so no single IRR is reported. Compare NPV at your required rate for that cash-flow series. Newton steps refine a bracket; bisection takes over when the derivative is unusable or a Newton step leaves the bracket.

Where dated cash-flow IRR comes up

Use dated rows for an initial outflow, later contributions, and proceeds recorded on their actual dates. Labels can separate construction payments, receipts, or other cash-flow entries in the result.

When you check a prior calculation, copy the result or download the plain-text file. The saved text includes the dates, amounts, labels, day counts, time values, and IRR status.

IRR Calculator or another financial calculator?

Go to Financial Calculators for loans, pay, debt, savings, investing, or valuation. Choose Cash Flow Valuation Calculator for present value, future value, NPV, or IRR with a one-time, recurring, or dated schedule and a chosen discount convention.

Choose CAGR Calculator for a starting value, ending value, and two dates without intervening cash flows. Choose NPV Calculator when you have a discount rate and want net present value with periods or calendar dates.

Frequently asked questions

How many cash flows do I need for an IRR calculation?

Use at least two valid cash flows, including one negative amount and one positive amount. Every used row needs a valid Date and numeric Amount ($).

How does a dated cash-flow IRR use the dates?

The earliest Date is time zero. Each other date uses actual elapsed days divided by 365, and that Actual/365 value appears in the Cash-flow table.

What does a multiple IRR result mean?

The scan found more than one distinct candidate rate in its stated range. The page lists those rates and does not report one IRR because the result is not unique.

Can I save an IRR calculation?

Select Copy result to copy the generated text or Download result (.txt) to save a plain-text file. Select Reset to clear the entries and result.

Does the IRR Calculator send my cash flows anywhere?

The calculator computes the result in the browser from the entered dates and amounts. It does not request live rates or external records, and it provides a mathematical result rather than personalized financial advice.
