ROI Calculator

Enter your investment cost, any fees, and the proceeds and income you received, and this calculator computes net profit and ROI (%) - with the formula, cost basis, and every intermediate value shown alongside the result.

The amount you put into the investment - purchase price or capital committed.

Purchase fees, commissions, or other costs not already included above. Leave blank if none.

The amount received when the investment was sold or closed out. Leave blank if not yet sold.

Dividends, interest, or rent received while holding the investment. Leave blank if none.

How to calculate ROI with this ROI Calculator

Start with Investment cost ($). Add Fees ($, optional), then enter Proceeds ($, optional) and Income ($, optional) when those amounts are available. Select Calculate to see Net profit, ROI, Total cost basis, the formula, and the assumptions used. Copy result and Download result (.txt) use the same plain-text calculation.

  1. Enter Investment cost ($).
  2. Leave Fees ($, optional) blank or enter fees that belong in the cost basis.
  3. Enter Proceeds ($, optional) and Income ($, optional) when you have those amounts.
  4. Select Calculate to display Net profit, ROI, Total cost basis, the formula, and the assumptions.
  5. Select Copy result or Download result (.txt) to save the output, or select Reset to clear the inputs.

What the ROI formula includes

Fees are added to Investment cost ($) to get Total cost basis. Proceeds are money received when the investment is sold or closed. Income ($, optional) is money received during ownership. The calculator adds Proceeds and Income, subtracts Total cost basis, then divides Net profit by Total cost basis and multiplies by 100.

Investment cost ($): 10000
Fees ($, optional): 150
Proceeds ($, optional): 13000
Income ($, optional): 500

Total cost basis: $10,150.00
Net profit: $3,350.00
ROI: 33.00%

The result lists all four input amounts, the intermediate values, and the assumptions table. Dollar amounts use USD formatting. The calculator does not convert currencies.

What happens when an ROI input is blank or invalid

Investment cost is required. A blank Fees ($, optional), Proceeds ($, optional), or Income ($, optional) field becomes zero. Every entered value must be 0 or greater. A blank Investment cost ($), an invalid entry, or a negative entry shows an error.

When Total cost basis is zero, ROI appears as Undefined because the formula would divide by zero. When Proceeds and Income are both zero, a warning says that Net profit equals the negative Total cost basis. Editing an input hides the previous result until you select Calculate again.

Does the ROI Calculator annualize returns?

This is a single-period calculation. The form has no dates, holding period, or compounding input, so it reports ROI for the figures you enter rather than an annualized return. It does not fetch live rates, prices, market data, or account records, and it does not provide personalized financial or investment advice.

Where this comes up

  • An investor can enter a purchase cost, sale proceeds, and dividends for one completed investment.
  • A property owner can enter rent as Income ($, optional), sale proceeds as Proceeds ($, optional), and purchase fees as Fees ($, optional).
  • A project reviewer can leave Proceeds ($, optional) blank, see the warning about the cost side, and add an amount later.
  • A person comparing records can use Copy result or Download result (.txt) to share the calculation and its assumptions.

When a different investment return calculator fits better

Use Financial Calculators to browse related finance calculations. Choose the Investment Return Calculator for dates, contributions, withdrawals, income, fees, CAGR, or money-weighted return. Choose the CAGR Calculator for a starting value, ending value, and two dates. Choose the IRR Calculator when the return uses a dated cash-flow series.

Frequently asked questions

What is the ROI formula for this calculator?

The ROI formula is ROI (%) = Net Profit / Total Cost Basis x 100. Total Cost Basis is Investment cost plus Fees, and Net Profit is Proceeds plus Income minus Total Cost Basis.

How does the ROI Calculator treat fees?

Fees are added to Investment cost ($) to form the total cost basis. Include costs that are not already part of the investment cost figure.

What happens if Proceeds or Income is blank?

A blank Proceeds ($, optional) or Income ($, optional) field counts as zero. If both are blank, the calculator warns that net profit equals the negative total cost basis.

Can the ROI Calculator annualize investment returns?

No. The calculator has no dates or compounding input, so it reports a single-period ROI and does not annualize the return.
